LEASING CRITERIA

The following selection criteria have been established to ensure that all prospective applicants who apply for a property rental through Urban REI will be treated equally. As a company, Urban REI does business in accordance with the Federal Fair Housing Law and all applicable laws. Urban REI welcomes persons of all race, color, religion, sex, handicap, familial status, and national origin to apply.

▼ ELIGIBILITY REQUIREMENTS - Must be 18+ or Older to Apply
  • Application required for each person aged 18 and over.

  • ▼ APPLICATION FEE - $50 Non-Refundable Fee
  • $50 Nonrefundable application fee.

  • Application required for each person aged 18 and over.

  • We require a copy of a Valid State ID or Driver's License for verification.

  • Our application process requires a completed, dated, and signed residency application.

  • Only completed applications will be considered.

  • Verbal offers will not be considered.

  • ▼ CREDIT SCORE
  • We seek applicants with a minimum credit score of 620.

  • We understand circumstances vary, and exceptions could be considered with managerial approval.

  • ▼ INCOME CRITERIA
  • We hope for applicants with a net income at least 2.5x the monthly rent.

  • Net income refers to income post any deductions such as taxes, or child support.

  • Overtime is not included in this calculation.

  • ▼ CREDIT HISTORY
  • We review credit history and payment history.

  • We understand circumstances vary, and exceptions may be considered with managerial approval.

  • ▼ SELF-EMPLOYED APPLICANTS
  • For self-employed applicants, we may request two years' tax returns or 1099s.

  • All income sources must be verifiable.

  • Unverifiable income cannot be considered.

  • ▼ RENTAL BACKGROUND

    We look for a rental history that reflects:

  • On-time payments

  • Proper notice timeframe before vacating

  • Adherence to community standards

  • No major violations or illegal activities

  • No unpaid NSF checks

  • No damage to the property at the end of the lease

  • ▼ EMPLOYMENT VERIFICATION
  • As part of our standard process, we will verify employment and income for all applicants.

  • In certain situations, we may ask for a co-signer.

  • ▼ SECURITY DEPOSITS
  • When Urban REI approves an application, we require a non-refundable move-in deposit, which must be provided as certified funds:

  • Debit card

  • Credit card

  • Money order

  • Cashier's check

  • Should an applicant choose not to proceed with the lease post-approval, these funds are non-refundable.

  • Before moving in, we ask for an agreed-upon non-refundable move-in deposit, at least 48 hours in advance.

  • ▼ OCCUPANCY GUIDELINES
  • The number of residents must comply with local occupancy limits.

  • ▼ COMPLIANCE POLICY
  • As per Urban REI's policies, any non-compliance with rental agreement terms, unpaid rent, or any other outstanding debts may be reported to credit bureaus, as permitted by applicable laws.

  • ▼ SAFETY AND HEALTH
  • Because of fire risks, maintenance costs, and health concerns associated with secondhand smoke, smoking is strictly not allowed anywhere on the property.

  • This includes private living spaces, common areas, and a 15-foot radius outside the building including all entrances, balconies, and patios.

  • All residents, guests, and service personnel must adhere to this rule.

  • It's up to the residents to ensure their household members, roommates, and guests comply.
